BIM design is different from the traditional one because it relates the different building components, simulating, in the 3D model, the same constructive relationships between the objects. Furthermore, including the information directly in the model itself, it is possible to share the design team’s choices in real time.

Our design team is coordinated by senior professionists with practical and theoretical skills in the development of systems and components for the thermotechnical, mechanical, electrical and photovoltaic systems in both civil and industrial fields. In addition, the whole team is completed by MEP BIM Specialists, with design experience gained from the concept up to the executive, construction, operations management, commissioning and as built phases.
Inspired by the concept of «coming up with executable» we aim to combine the aesthetic aspects with the functional ones to satisfy the interest of all the stakeholders. Our architects’ long-lasting expertise embrace all project phases, with a focus on the construction systems applied to every technological aspect, from facades to interior design, in order to support investors and general contractors.
Our team is made up of civil engineers and BIM Specialists who gained proficiency in design, survey and modeling of both linear and punctual infrastructures. These skills can be applied to all disciplines such as civil works on territorial scale, technological systems, railroad signalling and equipment, etc...
We develop models starting from schematic and two-dimensional drawings, using also algorithms aimed at time and error reduction, depending on different “BIM uses”:

We develop multidisciplinary BIM models of the current state of real estate assets, starting from CAD drawings (as built or surveys) to the support of real estate managers and construction companies.
Digital surveys using a 3D laser scanner to obtain a point cloud, this is our Scan to BIM service. Starting from the point cloud, the entire building or parts of it can be modelled in BIM, depending on the customer's needs and the purposes of the information modeling.

We provide support for technical tender documents required by BIM: Exchange Information Requirements (EIR) for contracting authorities, BIM Execution Plan (BEP) for design and construction companies.
The goal is to reduce the time dedicated to document preparation, reducing errors and setbacks such as lawsuits or other causes of exclusion from the tender.
We provide our team of certified BIM experts to get more points for the tender and assess possible partnerships in the work team.
A BIM governance responsible for all the coordinating information activities is essential to support collaboration between project players and to ensure the successful outcome of the intervention.
In addition to BIM Management, we provide support for information documentation drafting in compliance with the offer, tender, design and execution phases. Our BIM Managers draw up the EIR (Exchange Information Requirement) for clients and BEP (BIM Execution Plan) for construction companies and designers, in compliance with international standards ISO 19650 and national standards according to UNI 11337-7.

This service allows you to guide clients in the choice and collection of strategic data for their objectives and to use the Digital Twin as a tool for analyzing, monitoring and optimizing property performance. Data are acquired and mapped on the model during BIM design and construction, creating a digital model which will then be connected to other systems to collect performance data, also in view of MEP system predictive maintenance.
